UTLS’ nationwide Lien Analytics^SM is a cost effective lien equity determination method. The service provides the ability to order and receive all data necessary to determine lien and equity position through one system. The advanced, custom-built program is designed specifically to help analyze secured lien portfolios. FRISK Analytics is a proactive fraud deterrent and back-end risk assessment solution.

Junior Lien Analytics

UTLS Default Services assists with all equity analysis calculation work undertaken for their second lien portfolio. UTLS Default Services utilizes Senior Lien information provided by the client, an Ownership and Encumbrance ("O&E") Report, a Broker’s Price Opinion ("BPO") and a credit report to conduct an equity analysis of the clients equity position in the property. Results of this analysis are returned to the client for review and approval.

The JLA service is performed using UTLS Default Services' proprietary Lien Analytics ("LA") software. Lien Analytics is an advanced, custom-built program designed specifically to help analyze client’s lien portfolios. UTLS Default Services has a unique equity analysis formula programmed into ("LA") which helps create an accurate calculation of the client's equity position in the property. They can also incorporate the clients unique equity analysis assumptions and calculations into the ("LA") system.

Senior Lien Monitoring

UTLS Default Services provides Senior Lien Monitoring services to assist in reducing the risks to Junior Lien Portfolios. This service will include monitoring the activities of Senior Liens, tracking and notifying the client in advance of Senior Foreclosure Sales, bid preparation, coordination of funds, bidding at sale, surplus recovery and deed tracking on client's behalf as desired. This prevents a potentially significant loss that occurs when a property with positive equity either reverts to a senior lien holder or is purchased by a third party for the opening bid.

UTLS Default Services' SLM service will monitor files from the time of referral until the loan is cured, closed, sold through a foreclosure sale, or as instructed. The SLM service is performed using UTLS Default Services proprietary Senior Lien Tracker ("SLT") software. SLT is an advanced, custom-built program designed specifically to help manage junior lien risk and is unique in the industry.
